The Stubblebine Group/CORFAC International Closes Three Industrial Lease Transactions

Principals David and James Stubblebine and Senior Advisor Alan Ringuette of The Stubblebine Company/CORFAC International in Lexington, MA, recently sold 44 Chocksett Road in Sterling, MA, a 17.61 acre property (shown above) improved with a 25,600 sf high-bay warehouse building for $1.975 million. The Stubblebine Company represented the seller, Sterling Chocksett Trust, and directly procured the buyer, Chocksett Property Owner, LLC, in the transaction.

Located less than a mile from I-190, the property is strategically located just off I-190, is comprised of 10 flat cleared acres for outside product storage, two cranes, 19 drive-in doors and 24’ - 25’ clear height.  The property is available immediately for lease. The aforementioned Stubblebine Company Industrial Brokerage Team will serve as the exclusive marketing agent. 

David and James Stubblebine and Alan Ringuette also recently leased a property at 12 Industrial Drive in Sterling, MA, a 4.41-acre property improved with a 45,000 square foot warehouse building to Crate Logistics and All Pro Northeast Distribution Center. The Stubblebine Company represented the landlord 8 Nemco Way LLC and the tenant Crate Logistics. Bruce Lee of Lee Partners represented the tenant, All Pro, in the transaction.

Strategically located just off I-190, 12 Industrial Drive is a class A distribution building. Situated among numerous industry and amenities, it offers 11 tailboard docks, 22’ clear height and possible expansion. 

In addition, The Stubblebine Company/CORFAC International & Access Commercial Real Estate recently negotiated the sale of a 12,350 square foot industrial building in Billerica, MA, for $1,800,000. Principals Micah Stubblebine and James Stubblebine negotiated the sale for the buyer, Atholton Holdings, LLC. Bryan Ernst of Access Commercial represented the seller, Executive Park LLC. The buyer’s company will occupy approximately half of the building.
